Vuurtorenweg 35 - 37 in The Hague

Description
A unique location for development! At the end of Vuurtorenweg in Scheveningen, built on the first line of dunes right next to the sea, this former office building occupies a unique location!

It was previously home to the Waterway Marking Service of the RWS, and its wonderful elevated position means that it overlooks the promenade, the beach and the sea. The views are splendid. In addition to the building itself, there is an old lighthouse that also adds to a unique sense of the place.

The property offers plenty of opportunities. For example, renovation or new-build could lead to the creation of some beautiful apartments - possibly with care facilities. With stunning views of the seafront promenade, the beach and the sea at Scheveningen, this is a lively environment that is developing fast. Conversion of the existing building has been made possible under the local zoning plan. However, in order to redevelop Vuurtorenweg 35-37 by demolishing the current building and building a new one with a different building envelope, a Letter of Principles would be required. For more information on the requirements for redevelopment, please refer to the Letter of Principles.

The sale process
This is a redevelopment site. Public registration will take place on 8 March 2016 at 11:00, at the notary’s office of Pels Rijcken en Droogleever Fortuijn in The Hague. The property will be sold after a simple pre-selection process. Participants will be invited to demonstrate their experience. Demonstrable experience means having held a position of responsibility in at least one of the following areas: design, property development, construction and financing of a minimum of three projects, of which:

• at least two projects involved at least 3,000m² GLA;
• at least one project involved urban redevelopment.

Any (legal) person or a combination of (legal) persons that wishes to participate in the selection procedure for the sale by public registration must submit the application form for participation in the selection phase to the notary’s office Pels Rijcken en Droogleever Fortuijn by Thursday 29 October 2015 at the latest. Those selected for participation may submit a unconditional and/or conditional bid. The Central Government Real Estate Agency reserves the right to choose between these bids. Points for particular consideration in conditional or unconditional bids will include the total amount of the bid and the period within which the purchaser proposes to take ownership of the property.
Prior to the pre-selection phase, interested parties will be given an opportunity to view the object. After the pre-selection phase, only those participating will be able to view the object in phase two, the viewing days.
